Valencia region remains a favorite with foreign home buyers in Spain.
VALENCIA – Looking at the annual figures of 2021 on the sale of properties to foreigners, it can be concluded that only in 9 of the 50 Spanish provinces, properties are bought by foreigners who are not officially resident in Spain. The purchase of homes by ‘extranjeros no residents’ increased by 51.2% in 2021 compared to 2020, which amounts to 43,827 homes sold.
According to the figures of the Colegio de Notarios de España, the Valencia region (Comunidad Valenciana) is the most popular region in Spain where foreigners buy homes. This popular region has a 26% share of foreign home sales, representing 29,019 buyers. Andalusia is in second place with 20% and 22,625 buyers, followed by Catalonia with 16% and 17,492 buyers.
In the figures, a distinction is made between ‘extranjeros no residentes’ or foreigners who are not officially resident in Spain and ‘extranjeros residentes’ or foreigners who are officially resident in Spain. While foreigners who are not officially resident in Spain bought a total of 43,827 homes in 2021, an increase of 51.2%, the number of foreigners who are officially resident in Spain also increased by 38.8% to 59,168 homes sold. In total, 102,995 were bought by foreigners in Spain in 2021.
Dutch and Belgians
If we look at nationalities, we see that in 2021 a total of 4,651 Dutch (first half year 1,644 and second half year 3,007) bought a home in Spain, while this were 5,864 Belgians (first half year 2,321 and second half year 3,543). Of these numbers, 1,146 were Belgians and 1,506 Dutch people who were officially resident in Spain who bought a home. 4,718 Belgian and 3,145 Dutch home buyers were officially not residents of Spain.
The number of Belgian home buyers rose by 25.5% in the first half of 2021 and 31% in the second half, while among the Dutch this was 58.5% and 104.1% respectively. Dutch buyers spent an average of 2,100 euros/m2 in the first half of 2021, compared to 2,298 euros/m2 in the second half. For Belgian home buyers this was 2,020 euros/m² and 2,060 euros/m² respectively.
