This is mandatory for holiday rentals and is regulated by both national legislation and the rules of the autonomous region where your home is located.<\/p>\n<p>Spain has 17 autonomous regions and therefore 17 different approaches. But don&#8217;t panic: there is a general step-by-step plan that applies everywhere. In this article, you will discover the 7 most important steps towards a correct and carefree holiday rental.<\/p>\n                    <\/div>\n    <\/section>\n\n\n\n\n<section class=\"twi-block orange\">\n        <div class=\"twi-content\">\n            <p><strong>What exactly is holiday rental?<\/strong><\/p>\n<p>Holiday rental means that you rent out your home to tourists on a regular basis, for short periods of time \u2013 with a view to making a profit.<\/p>\n<p><strong>But: what exactly &#8216;short&#8217; and &#8216;regular&#8217; mean depends on the region.<\/strong><\/p>\n<ul>\n<li>In Andalusia, you already speak of holiday rental if the rental period is shorter than 2 months.<\/li>\n<li>In the Comunidad Valenciana (which also includes the Costa Blanca) it concerns periods of 10 nights or less.<\/li>\n<\/ul>\n<p>If you advertise or offer extra services (such as cleaning), your rental is considered &#8220;regular&#8221; anyway and you therefore fall under the rules for holiday rental.<\/p>\n                                <\/div>\n        <div class=\"twi-image cover\">\n        <img decoding=\"async\" src=\"https:\/\/sublicasa.com\/wp-content\/uploads\/2025\/05\/2794-6.jpg\" alt=\"\">\n        <\/div>\n    <\/section>\n\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-8f761849 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<h3 class=\"wp-block-heading\"><strong>How to apply for a rental license? Follow these 7 steps:<\/strong><\/h3>\n\n\n\n<div style=\"height:18px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>1. \u2705 Make sure your home meets the habitability standards<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Your home must be safe and suitable for renting. Each region has its own standards for this.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>In the Comunidad Valenciana you need a certificate of conformity which also states the maximum number of tenants.<\/li>\n\n\n\n<li>Do you have a new-build home? Then this certificate is usually already present.<\/li>\n\n\n\n<li>For existing homes, it is best to check whether it is still valid. If not, an architect must inspect your home.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Important: In some regions \u2013 such as Andalusia \u2013 you cannot obtain a permit if building violations have still been identified.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2. \ud83d\udecf\ufe0f Comply with comfort and safety requirements<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition to basic habitability, your home must also meet comfort and safety standards.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Think about:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Sufficient air conditioning<\/li>\n\n\n\n<li>Good mattresses<\/li>\n\n\n\n<li>Facilities such as a coffee maker<\/li>\n\n\n\n<li>Fire safety: fire extinguisher, first aid kit, evacuation plan \u2026<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Each region has its own accents, so get good advice before you start.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3. \ud83c\udfe2 Permission from the Association of Co-Owners (VME)<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Do you live in a building or urbanization with common areas?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then, from April 4, 2025, you will need explicit permission from the VME to allow holiday rentals.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>During a general meeting, 60% of the co-owners, who also hold 60% of the shares, must agree.<\/li>\n\n\n\n<li>In some regions, you must already be able to present a certificate stating that holiday rentals are not prohibited.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Please note: In the future, this certificate may even have to state that holiday rentals are expressly permitted.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>4. \ud83d\udee1\ufe0f Compulsory civil liability insurance<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">As a landlord, you are responsible for the safety of your guests. So check carefully what the rules are in your municipality.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>6. \ud83d\uddc2\ufe0f Official registration with your autonomous region<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Do you meet all the requirements?
