Finally, the Spanish government has taken the necessary steps to protect the real estate agent profession (currently Catalonia and Comunidad Valencia).

License number

From October 2023, professional brokers must have a license number for which they must have completed 240 hours of training with an exam. They must also be able to provide the necessary insurance (civil liability and surety).

The Valencia Real Estate Agents Registry is mandatory and aims to promote transparency and guarantee the protection of users in the housing sector. It guarantees the buyer that the agent is capable of providing an efficient and quality service, since it certifies that it has the appropriate academic training, experience in the field in which it develops and economic solvency.

Natural or legal persons established in Valencia who wish to act as real estate agents must register in the Registry.

How can you check if your real estate agent in Spain is in order?

  2. Ask for the address of the office that is open to the public
  3. Ask for their certificate of their vocational training
  4. Ask for the policy number of the professional liability insurance
  5. Ask about their bank guarantee insurance
