Número de Identificación de Extranjero

A NIE number is a unique identification number for non-residents in Spain. You need this number to pay taxes and carry out official transactions, such as buying a home. When you buy a house in Spain, you are obliged to pay non-resident tax annually. Without a NIE number, you cannot pay the purchase taxes either. Are you buying together with your partner or someone else? Then you both need your own NIE number.

Fortunately, there are several ways to apply for a NIE number.

Applications in Spain

When you are in Spain, you can apply for your NIE number in person at the local police station. Only if you speak Spanish and have enough time to go through the procedure.

At Sublicasa, we take care of this for you. Your lawyer who will assist you throughout the entire process will apply for you.

Apply in your home country

You can also apply for your NIE number via the Spanish consulate in your country. This is usually the cheapest option, but also the slowest. Making an appointment at the consulate takes an average of two months. After your appointment, you will receive your NIE number by email within 20 working days.

📌 Advantage: No need to travel to Spain.
📌 Disadvantage: Longer waiting time.

Applying via a power of attorney in your home country

You can also arrange a notarial power of attorney in your country. This must then be legalized so that it is valid in Spain. This is a practical way to outsource the administration, without having to travel yourself.

Which forms do you need to fill out?

For the application you need two forms per person:
✔️ Form EX15
✔️ Form 790-12

How long does the application take?

The Spanish NIE services are currently very busy. Police stations are processing many applications, which can take weeks or months before you have an appointment.
