Buying a home in Spain is a fantastic step! It is an adventure full of possibilities, but good preparation is essential. 1. The reservation
Book your Spanish dream home
Have you found your ideal home? Great! The next step is the reservation. This means that you sign an agreement that includes:
The details of the project developer or current owner
The description and address of your future home
The payment schedule
Your details as a buyer
The date on which the deed is executed
When signing, you pay a reservation fee (usually between €6,000 and €10,000). From that moment on, your home will be taken off the market. Please note that this amount is non-refundable. So make sure you are sure of your choice!
2. Legal check by a lawyer
In Spain, a notary has a different role than in Belgium. That is why we recommend hiring a specialized lawyer. This expert ensures that everything is legally in order and checks, among other things:
The property rights and zoning plans
Any outstanding debts on the property (which would otherwise be transferred to you)
Whether there are any building violations

3. Applying for your NIE number
A NIE number (Número de Identificación de Extranjero) is a unique tax identification number in Spain. This number is necessary for:
Buying property
Opening a Spanish bank account
Major purchases such as a car or furniture
Apply for your NIE number in time, because the procedure can take several months. This way you avoid delays in the purchasing process.
4. Signing of the sales agreement
Once the lawyer has carried out all the checks and gives the green light, you sign the sales agreement (the compromise). From that moment on, the purchase is final. The interim payments as stated in the reservation also begin.
These payments are made via a third-party account and are protected by a bank guarantee, so that your investment is completely safe.
5. The delivery of your home
Depending on the project, your new-build home will be delivered on average one year after purchase. For existing homes, this will of course be faster. In the meantime, you can already enjoy selecting furniture and decoration, and arranging practical matters such as internet.
There are a few important points upon delivery:
Association of co-owners: The developer appoints a provisional syndic. During the first general meeting, co-owners can choose another syndic.
Architect’s declaration: The architect confirms that the property has been built according to the approved plans. Based on this, a certificate of conformity can be requested from the municipality.
Ten-year liability insurance: Don’t worry, all developers with whom Sublicasa works have this mandatory insurance.
Utilities: The lawyer arranges the connection of water and electricity. If you choose a home through Sublicasa, you don’t have to worry about this.
Registration in the land registry: The first municipal tax can take several years, depending on the administration of the municipality.

6. Signing of the deed at the notary
Time for the official closing! At the notary, you sign the deed of sale and the final payment is made. Once the deed is signed, your home is officially registered in the Spanish property register. In addition, the water and electricity contracts are put in your name.
From that moment on, you are the proud owner of your Spanish home!
